tl;dr - Juwan is a very good agent. Reach out to him before he inevitably becomes too busy because everyone will want to work with him. Juwan first connected with me over the phone where he took the time to carefully get to know about me, my wife, and our goals. I was delighted to find that Juwan and I both share a strong entrepreneurial interest, especially when it comes to investment properties. This proved to be rather important because he understood our goals better than any other agent. When we started looking for homes, we were all over the place, unsure of whether we wanted a primary home or another investment property. That didn't phase Juwan as he was able to help us navigate listing for both types. Juwan provides immense value in 5 particular areas that stand out to me among many others: 1. Juwan is good at recognizing value. When it came time to make an offer on a home, he would have already done his own research/analysis and could tell us "I would go in at $X amount, and I wouldn't go any higher than $Y amount. I can't begin to express how much confidence this gave us in the midst of all the bidding wars that are so commonplace in the Bay Area. Also super helpful because appraisal gaps suck. When homes we considered (but didn't win) finally closed and the final purchase price was revealed, it was clear that Juwan was spot on. 3. Juwan is a great communicator. This made both my wife and I very comfortable working with him. We also never felt pressured or rushed to make as many offers as possible, and he made it clear that he had our best interests in mind every step of the way. On the house that we ended up buying (house hack duplex), Juwan was able to establish an excellent rapport with the listing agent, which ultimately helped us to win the house even though we were not the top bidder! 4. Juwan gives good perspective and is always prepared with knowledge. He is in the real estate game as an investor himself so he has personal experience with identifying value. He is always reading up on and keeping a look out for areas ripe for potential future growth. This is all experience and wisdom he shares as he advises during the home buying process. As we toured homes, he gave us his true opinion or insight about the particular listing, even steering us away from properties he thought was not worth our time. This contrasts with past agents I've worked with that just wanted to make a sale and move on. At first I was slightly skeptical whether Juwan would have sufficient familiarity with the local South Bay neighborhoods to be able to really advise us, but this guy does his homework and he delivers. He makes an excellent agent in any neighborhood or market. 5. Juwan knows every step of the home buying process intimately well. At no point was there any unknowns or uncertainties as Juwan guided us through making offers, responding to counter offers, all the way to closing on the home. Even reminding and suggesting things to keep us prepared and ready at all stages of home buying (and after), things that other agents wouldn't think to advise. Before working with Juwan, I thought a RE agent was an unnecessary middleman in the home buying transaction. After working with him, my opinion has changed completely. Juwan is such a knowledgeable Realtor. I was looking for an investment property in areas scattered throughout the Bay Area from San Jose to Sacramento. Juwan was kind enough to visit the properties with me and help me understand the value I could get from each property. He has a strong eye for detail. Juwan was super awesome to work with. He showed us homes in Solano and Contra Costa County. He even went as far out as Stockton with us because I wasn't looking at one particular area. Juwan spent the time to get to know what we're looking for and even sent some possible locations to look at.
